BSG is an integrated facilities management and building operations company with in-house design, diagnostic, maintenance, repair, and optimization services.  The result is peak operational effectiveness and minimized costs related to building operation without sacrifice to occupant satisfaction and comfort.

BSG has the expertise and experience to support more than just conventional building systems.  We also support optimize building management systems that incorporate unique “green” building elements such as heat pumps, ground source heat exchangers (geothermal), rain and waste water treatment systems, solar (photovoltaic and thermal), high efficiency lighting, and hybrid HVAC systems.

BSG is a division of Building and Land Development Group Inc. (BLDG), a real estate development and operator of commercial buildings.   BLDG specializes in the development and operation of A class suburban office building with a focus on sustainability and green building practices.   BSG has grown out of the building operations side of BLDG and, as such, has developed a unique set of capabilities and an owners perspective that is not typically found in a property management and buidling operations companies.

  Heat Pump Maintenance and Repair Services

BSG's service technicians specialize in both vapor compression and gas absorption heat pump technology.  BSG's service facility includes Alberta's only heat pump test stand, which is capable of testing heat pumps as small as 0.5 tons and as large as 30 tons.  The test stand provides BSG with the unique ability to diagnose and repair heat pumps in a controlled environment.  This allows BSG to repair heat pumps that have been traditionally discarded and replaced with new which results in a cost savings of up to 60% to the client. 

  Specialty Services

BSG offers complete combustion analysis and comsution optimization services for all your gas fired devices including boilers, water heaters, make up air units, roof top units, humidifiers and more.  Combustion analysis and optimization is performed to optimize the efficiency of the combustion process and to reduce emission of pollutants including carbon monoxide, nitrous oxides, and sulphur dioxide. 

Manufacturers name plate efficiency ratings of gas fired equipment are rarely met by equipment has been installed for over 2 years and for equipment that was not analyzed for combustion performance as a part of the commissioning process.   Typical results from combustion analysis and optimization provide an increase in efficiency from 10% to 25%.    This can result in significant yearly operating cost savings and reductions of emissions from your facility.

BSG performs thermographic studies on devices, for predictive maintenance on electrical systems, motors and bearings and for buildiung evelope analysis.  

BSG provides faciltiy performance audits to quantify utility consumption and identify opportunities for consumption and operational cost reduction for owners and managers.

BSG undertakes indoor air quality surveys, and comfort studies to evaluate building occupants environments and to identify problems and provide solutions to maximize occupant comnfort and well being

  Facility & Building Automation Systems Optimization

Most commercial buildings control systems are implemented based on design with little commissioning or optimization performed based on the installed operating characteristics of the systems.   Control programming revisions based on empirical operating data and experience can produce significant operational cost savings and increased HVAC system reliability along with occupant comfort improvements.

The Distech EC-BOS supervisory controller runs on an open source protocol that enables it to communicate with existing Building Management Systems (BMS).  The EC-BOS is based on the Tridium NiagaraAX framework and allows disparate networks (BACnet, LON, Johnson N2, CCN, Modbus, etc.) to communicate through a central device thereby linking them and allowing efficiencies and control that were not previously available.  The Niagara AX framework allows one interface to access energy management suites, access control, video surveillance, as well as traditional BMS HVAC control.
