The Steppes Office Campus is a 2 office building campus encompassing 75,000 square feet of office space and located in Southwest Edmonton. The Steppes was opened for tenancy in 2008. This facility incorporates a hybrid low temperature high efficiency boiler and geothermal system with over 85 heat pumps installed. The Steppes boast water use reduction technologies including site storm water management along with rainwater collection, treatment and use in the facility which contribute to the facility having one of the lowest water consumption levels of any surveyed office building in Canada.
The Steppes has been certified to BOMA BESt© Level 4 which is BOMA’s highest rating for a sustainable or “green” building. Currently the Steppes is the only building in Edmonton to achieve this rating and one of only 8 other buildings in Western Canada. The Steppes BOMA BESt application was compiled by BLDG Services Group Inc.
BSG provides operations and maintenance contract services along with retrofit and optimization services applied to their mechanical, electrical, and building management systems that have helped the Steppes achieve its building certification and outstanding overall performance. At the Steppes BSG has implemented a remote monitoring program, a variable fresh air volume ventilation system, an extensive power monitoring system along with a number of other energy and water savings initiatives and programs that have resulted in it being named as one of the best operated building in the City of Edmonton.
ATCO Gas North Edmonton Operations Centre (NEOC) opened its environmentally friendly operations centre in March of 2010. Located in Edmonton, the operations centre is the largest commercial building in Canada to make use of geothermal heating and cooling technology based on the Robur natural gas fired gas absorption heat pumps.
ATCO Gas Viking open their Viking Alberta facility in 2009 with a ground source heating and cooling system as well as energy efficient lighting, insulation and a heat recovery ventilator. The building has been designed to reduce carbon dioxide emissions by approximately 15 tonnes annually.
BSG provides operations and maintenance contract services at these locations along with retrofit and optimization services applied to their mechanical and building management systems that have helped the ATCO achieve its potential operation efficiency and effectiveness and reduce its environmental impact related to building operations. Additionally, BSG has implemented a remote monitoring program and enabled automated email alarms to aid building operators in providing more timely and effective operational support.
ATCO Gas Okotoks opened their new facility in 2014. This operations centre includes energy efficient and green house gas reducing technologies including a combined heat and power (CHP) system and a heat recovery ventilator. BSG acted as the commissioning agent on behalf of ATCO Gas and assisted in the resolution of operational issues and construction deficiencies specific to HVAC systems and their building management system.
The Element Lofts condominiums located in Old Strathcona, Edmonton were completed in 2007. This HVAC system was implemented using a high efficiency boiler and cooling tower to supply heating and cooling capacity to vapour compression heat pumps which provide the individual unit climate control.
BSG provides operations and maintenance contract services along with retrofit and optimization services that have addressed several outstanding construction and commissioning deficiencies enabling the building systems to function as they had been designed to perform and provide a level of comfort and reliability that had not been available previously. Building control retrofit projects designed and implemented by BSG have resulted in reduced energy consumption, and therefore operating costs and environmental impact related to building operations.
Carmacks Corporate Headquarters and shop facilities located in Nisku were constructed in 2007. This facilities HVAC system was implemented using a hybrid high efficiency boiler and geothermal heating and cooling system along with other innovative heat recovery systems.
Carmacks Edmonton Municipal Road Maintenance Facility, located in North Edmonton, was constructed in 2013.

Terra Firma Building
The Terra Firma building is the corporate headquarters and shop facilities for Terra Firma Equipment Sales and is located in West Edmonton. Building construction was completed in 2006. This facilities HVAC system was implemented using a standalone geothermal heating and cooling system. The construction of this facility represented one of the first green construction projects in the City of Edmonton and employed a number of unique building materials, mechanical devices and systems including extensive day lighting, prefabricated high efficiency building panels and unique lighting controls.
